Real Estate Conditions
Although not immune to the economic downturn,
the Upper Valley is faring much better
than most parts of the country.
In fact, in Hanover, NH the average 2008 home price
was slightly higher than 2007. Newcomers to
the area still find their choices to be quite limited.
Historically, the Upper Valley area has been
one of the last areas to feel the effects of economic
downturns.
Dartmouth College and Dartmouth-Hitchcock
Medical Center have had to take some cost-cutting
measures but as the region's major employers,
they provide much stability and there are
new employees coming and going
all the time. Timken and Tele-Atlas recently
cut some employees from their work force. Unemployment
in the Lebanon micropolitan area, however,
remains low.
With its strategic location at the intersection of
Interstates 89 and 91, Lebanon, NH continues to be the
economic hub of the Upper Valley .
Lebanon's huge retail presence on route
12 A attracts thousands of buyers daily from
New Hampshire, Vermont, and Canada.
and employs thousands of people
who do not live in Lebanon.
Local lenders are still
lending money for mortgages. With
rates at historic lows, it is probably
a good time to buy in the Dartmouth area. First time buyers
can also benefit from the new $8000 tax credit.

LEBANON, NEW HAMPSHIRE
The city is home to an estimated 13000 residents and is located at the converging point of the Connecticut and Mascoma Rivers and of Interstates 89 and 91. During working hours Lebanon's population swells to perhaps 30000-40000. It is a little over 120 miles northwest of Boston and an easy drove to Montreal, Canada.
Lebanon is home to Lebanon College and two hospitals, Dartmouth-Hitchcock Medical Center and Alice Peck Day Memorial Hospital. Lebanon boasts a fine school system and has one high school, a middle school, and several elementary schools. The excellent Lebanon library contains more than 48,000 books. The city Recreation Dpartment offers many opportunities to local citizens.In fact, Lebanon was named by Sports Illustrated as #1 Sportstown in New Hampshire. USA Today calls Lebanon a "micropolitan" area which bridges the gap between rural and metropolitan areas. It was called an "agurb" by Jack Schultz in "Boomtown USA..." Lebanon has appeared several times in Prentice Hall's "The 100 best Small Towns in America", a Nationwide Guide to the Best in Small Town Living, often in the top four.
The Lebanon Opera House has hosted renowned performers from all over the world. The business hub of the Upper Connecticut River Valley, Lebanon also has spots like the Lebanon Green that retain New England charm with band concerts by the Upper Valley Community Band, Memorial Day services, picnics, flea markets.
Lebanon, New Hampshire is a good place to live.

Think of Vermont and you think of bucolic villages with white steepled churches, general stores, farms, fields, lush summer green mountains and valleys, and a slower pace. You think of barns and silos, space, peace, time to think. Things are never just the way we remember them or envision them, but driving or walking around Strafford, Vermont (including South Strafford) I sense the spirit of old Vermont, modified by change but not submerged in it. Life is certainly easier for folks now and lifestyles in Strafford have, of course, changed. The life of a farmer in years past was hard and wearing, but we remember and relish those positive aspects of country life that have been retained in special places like Strafford, Vermont.
