The National Real Estate market has slowed, as it has in Southwest Florida. But Sarasota is bucking the trend. The demand for warm weather, palm trees, beaches, the casual tropical lifestyle and cultural activities will always be in demand.
Many people have elected to put their money in the stock market. It can be profitable but I personally don't like taking those types of risks. Real Estate is always right. It may not always be great but it is one of the constants throughout history.
Prices have dropped on the Florida Gulf coast in the lower price ranges of under $500,000 creating great Buying opportunities for the smart investor. Myself and my investor clients are now taking a different approach and still making great returns on our investments. Pre-construction is still very desirable as a way to invest at the earliest pricing, but as investors from last year are dropping their prices, new investors are jumping in and buying units with long term tenants, (12 + months) at below market pricing for a 3-4 year hold while renting them and covering 80-90% or more of their outgoing costs, depending on their downpayments. Over the last few years you could own a condo or home for 12 months, sell it, save the capital gain and move on to the next property.
More patience is needed now for the return on investment. The profit margin may be a bit lower but 50-300% is still a nice recovery. Buying condo's with renters is the way to go while prices are low and the market climbs back up. I specialize in finding the best bargains in the best neighborhoods for myself and my clients.
Other investments to consider are higher-end homes in the south Florida area and Condotels in central Florida. I am currently involved with two partners in constructing a 1.5 million dollar home with an expected completion of June-July 2007. This luxury home has a current market value of 2.4 million and is expected to return a nice profit after closing costs. Myself and 7 investors have purchased individual units at a Condotel (condo-hotel) in Orlando. The hotel is a new 4-star hotel in Downtown with prices starting in the $231,000 range. Monthly rental income checks have been averaging between $700.00-$800.00. We put 20% down and carry a $1,135 per month mortgage payment. As the hotel gets more recognition, the rental income will increase. I am now taking on new investors as we expand our interests into purchasing more below market condos, as well as developing self-storage and apartment units. to other property, to provide for roads and
